Phuket Property in 2025: Established Areas vs. the Next Growth Corridors

Bang Tao and Laguna are often the first areas foreign buyers hear about in Phuket, and for good reason — they were the island's original growth story, and years of steady development have turned them into an established, well-amenitized cluster. That maturity comes with a trade-off: much of the easily developable land in the immediate area is already built out, and prices reflect years of accumulated demand rather than an early-stage opportunity. Buyers coming in now are typically looking at steadier, more moderate appreciation and dependable rental demand, rather than the sharper price growth that early buyers in the area saw.

That dynamic is pushing developer activity — and buyer attention — into areas a short distance inland and further north: places like Thep Krasattri, Si Sunthon, and pockets further toward the airport. These areas share a few things in common with Bang Tao a decade or so ago: relatively affordable land, developers actively acquiring sites, and improving road and amenity infrastructure spreading out from the more established zones nearby.

The honest way to frame this is opportunity with meaningfully more risk, not a guaranteed repeat of Bang Tao's trajectory. Emerging areas can absolutely go on to mature the same way established ones did — but "can" isn't "will," and outcomes depend on which specific developments get built, how quickly supporting infrastructure actually arrives, and broader market conditions holding up over several years. Any specific appreciation percentage or yield figure attached to an emerging area should be treated as a projection, not a guarantee — the same caution that applies to any "guaranteed return" claim applies here too.

For buyers weighing the choice, it often comes down to what you're actually optimizing for. Established areas offer more predictable rental income and an easier resale story, since there's a longer track record of comparable sales to point to. Emerging areas offer more upside if the growth story plays out, at the cost of a much thinner track record and more uncertainty about timeline. A mixed approach — holding some exposure to both — is a reasonable way to balance the two rather than betting entirely on one story.
